Pakulla Professionals Adjustments for COVID-19

Real Estate has been deemed an essential business, however, our industry and team are doing our part to help stop the spread of the virus.  Homes are still for sale and buyers who need to buy are buying. Some buyers and sellers have put their moving plans on hold, but the market here in Central Maryland has remained very strong and homes can still sell, sometimes with multiple offers.  

Even if you are a seller who does not want to put your home on the market while we are still following social distancing guidelines, now is a great time to talk with us and start getting your home ready for sale.  It is a great time to plan ahead so you will be fully ready when restrictions are lifted.  

If you are a buyer and worried about buying right now or seeing homes, now is a great time to get prepared financially.  We can also help you research areas to buy when you are ready.  

For those who need to buy or sell now, we are utilizing technology to help buyers and sellers navigate virtually through a Real Estate transaction.  Below are some of the steps we are offering our clients to help their Real Estate needs and promote social distancing:

Selling

  • Virtual initial meeting: we will virtually meet via Skype, Google Hangouts Meet, Zoom, Facetime, etc. We can tour the home virtually, provide a competitive market analysis (CMA), share present market conditions, recommend improvements to obtain top dollar, share our sales statistics and help decide if now is the right time to sell or to wait.
  • Virtual staging: our stager will provide guidance virtually. She will provide a checklist for each room and a video recording of the walk through with her notes.
  • Virtual marketing: utilizing the latest technology in HDR photos, HD video, 3D tours and internet marketing to show the home in the most positive detail possible allowing buyers to shop from their home and limit the traffic through the home.  In addition, we have the capability to assist in setting up a one-on-one virtual walk through of the home directly with a buyer.
  • Virtual signing: all of our paperwork is done electronically using electronic signature technology.  All Real Estate transaction agreements can be signed from the comfort of a couch and from any device.
  • Virtual settlements: Maryland is almost here.  The Governor recently made adjustments to allow for electronic notaries, but there are still variables the industry needs to work through.  In order to help keep social distancing, we will have documents in advance of closing. At the time of closing, just the seller and notary/attorney will briefly meet to limit exposure.  Rest assured, as this process improves we will be the first to implement virtual procedures.
  • Good old fashioned phones:  Since 1972 our team has taken great pride in the highest level of customer service.  We are available 7 days a week to our clients via phone. We are happy to discuss through all matters with our clients.  

Buying

  • Virtual initial buyer meeting: we will virtually meet via Skype, Google Hangouts Meet, Zoom, Facetime, etc, walking buyers through the 10 Steps to buying a home, market conditions, wants and needs in a home, and creating a plan on how to move forward.  In addition, we will help determine if now is the right time to buy vs. waiting.  
  • Virtual pre approval: working with recommended lenders who provide online applications, one on one phone or video conferencing and electronic signing.
  • Virtual showings: utilizing the latest in satellite imagery we can demonstrate how the home is located in town, community, shopping centers, parks, pools, neighborhood, and placement of the homes, all on a virtual call.  We can walk buyers through a home that is of interest virtually using our knowledge to explain what we see and what you should be looking for.  
  • In person showings:  this still is a critical step to purchasing a home. The advantage our team brings is our knowledge of every community in Central Maryland. We can help you determine which homes are important to see and which ones can be skipped over. This can help you limit the amount of homes you physically need to go through. We can also make offers contingent upon seeing the home.
